Houston investors should not think in one-county boxes anymore. A serious buyer pipeline can include Harris County, Montgomery County, Fort Bend County, Galveston County, Brazoria County, and Chambers County in the same week. The right question is not "which county is best?" It is "which county has leads I can reach, comp, inspect, and close before the deadline?"
The Six-County Houston Foreclosure Map
Harris County is still the center of gravity. It has the largest volume, the most investor competition, and the broadest mix of foreclosure, tax delinquent, and code violation leads. Start with the Harris County foreclosure list if you are new.
Montgomery County covers Conroe, The Woodlands, Magnolia, Porter, New Caney, and north Spring markets. It is a strong fit for investors already working the north side of Houston.
Fort Bend County includes Sugar Land, Richmond, Rosenberg, Missouri City, and Stafford. It often has stronger retail demand and higher competition, so speed and accurate comps matter.
Galveston County stretches from League City to Galveston Island. It can produce good leads, but flood, insurance, and coastal due diligence matter more here than in many inland suburbs.
Brazoria County covers Pearland, Alvin, Angleton, Manvel, Lake Jackson, and Freeport. It is useful for investors working the south side and Highway 288 corridor.
Chambers County is smaller but worth watching for Baytown-area, Mont Belvieu, Anahuac, and Winnie investors who want less crowded lead sources.
How to Decide Where to Spend Marketing Dollars
- Pick counties you can service. If you cannot inspect, comp, or close there, do not spend heavily there.
- Segment by exit strategy. Some counties fit wholesale campaigns, some fit retail flips, and some fit rental holds.
- Compare lead age and volume. Fresh daily filings usually beat old static lists.
- Track response by county. After 30 to 60 days, shift budget toward the counties producing calls and appointments.
