This is our 2026 ranking of the top 20 ZIPs for distressed-property investors, based on the data we pull from Harris County and the City of Houston every day.
How We Ranked Them
For each ZIP we counted active foreclosure filings, active tax delinquencies (2+ years behind), and active code violations. We then layered in HCAD median home values and rough flip-margin data from recent sold comps. The ranking favors ZIPs with high distressed-lead volume and reasonable price points for cash investors.
The Top 20 Investor ZIPs
Tier 1 — Highest Volume, Best for Wholesalers and Flippers
77088 (North Houston / Acres Homes north). Median value ~$165K. The single highest-volume ZIP for distressed inventory. Old housing stock, lots of absentee owners, very active investor community. Heavy mail-and-knock farming territory. Foreclosures: 80+ active. Tax delinquent: 380+. Code violations: 220+.
77093 (Greater Northside). Median ~$175K. Massive Hispanic population, lots of inherited properties, high tax-delinquency volume. Strong ARV growth over last 5 years. Foreclosures: 75+. Tax delinquent: 450+. Code violations: 180+.
77091 (Acres Homes). Median ~$190K. Gentrifying fast — lots of new construction infill among older houses. Strong rental demand. Foreclosures: 60+. Tax delinquent: 240+. Code violations: 165+.
77033 (South Union / Sunnyside). Median ~$140K. Cheapest entry-point in our top 5. Big-margin flips possible but rougher area, requires local relationships. Foreclosures: 55+. Tax delinquent: 320+. Code violations: 170+.
77028 (Settegast). Median ~$155K. Similar profile to 77033 — cheap entry, healthy distressed volume, requires boots on the ground. Foreclosures: 50+. Tax delinquent: 290+. Code violations: 145+.

77081 (Gulfton). Median ~$180K. Dense, lots of small SFRs and duplexes, good for cash buyers.
77047 (Almeda Plaza). Median ~$190K. South Houston, decent distressed volume, growing.
77013 (Pleasantville). Median ~$165K. East Houston, blue-collar, steady distressed pipeline.
77050 (Trinity Gardens). Median ~$170K. NE Houston, similar profile to 77033/77028.
How to Pick Your Farm
Don't pick all 20. Pick 3-5 based on:
- Capital available. Tier 1 ZIPs (sub-$200K medians) are best for sub-$50K-cash investors. Tier 3 ZIPs require $100K+ in cash for purchase plus rehab.
- Strategy. Wholesaling works in any tier. Flipping works best in Tier 1 and 2 ZIPs that are gentrifying. Buy-and-hold rentals work best in 77016, 77022, 77026, 77051.
- Geography. Pick ZIPs you can drive between in 30 minutes. Time in the car kills small investors.
